1. Structural Shell Elements

On completion of the foundations, the structural shell will be erected within 7 days to create a wind and watertight working environment, which can mostly be finished regardless of weather conditions.

1.1  Foundation construction

• Reinforced concrete strip foundations with ground bearing slab based on soil investigation results, supplied by Client
• Storm and foul drainage
• Groundworks
• Connect into services points - Note that the Client should provide with a fully serviced plot

1.2 External Wall with Render Finish

Breathable external timber frame wall system with cavity. The wall build-up is as follows from inside to outside:

• 12.5 mm Plasterboard
• 11 mm OSB Board
• 16mm installation gap
• 15mm OSB Tongue & Groove
• 180mm Timber studs with full environmentally friendly mineral wool insulation for thermal, acoustic and fire protection
• 15 mm OSB Board
• 40mm DWD Softboard
• Tyvek Paper
• One layer of 30x50mm environmental friendly pressure treated battens
• 12mm STO Verotec glass fibre board fixed to the structural insulating panels

• Stone Render, hand applied robust non fading cement free, organic, has CFC/HCFC free insulation, uses recycled materials, is water based and solvent-free. Finish renders are available in 10 different structures and a standard range of 800 colours from cool pastels to intense vibrant colours

1.3  External Wall with Horizontal or Vertical timber clad

Breathable timber frame wall system with The wall build-up is as follows from inside to outside:

• 12.5 mm Plasterboard
• 11 mm OSB Board
• 16mm installation gap
• 15mm OSB Tongue & Groove
• 180mm Timber studs with full environmentally friendly mineral wool insulation for thermal, acoustic and fire protection
• 15 mm OSB Board
• 40mm DWD Softboard
• Tyvek Paper
• One layer of 30x50mm environmental friendly pressure treated battens
• 19mm Tongue and groove farmed Siberian Larch cladding

1.4  Internal Walls

Breathable timber frame wall system, sound and heat insulated. The wall build-up is as follows:

• 15 mm OSB Board
• 100mm Timber studs with full environmentally friendly mineral wool insulation for thermal, accoustic and fire protection
• 15 mm OSB Board
• 12.5 mm Plasterboard

1.5  Roof Construction

Breathable roof timber frame system ventilation gap. The roof build-up is as follows from inside to outside:

• 10.0 mm Plasterboard
• 15 mm OSB Board
• 80x200 - 280mm Structural timber rafters, (required depth of rafter as specified by our Structural Engineer) with full environmentally friendly mineral wool insulation for thermal, acoustic and fire protection
• 15 mm OSB Board
• 35mm Softboard
• Waterproof breathable UV resistant membrane
• 22x22mm battens for breathable roof construction
• 30x50mm battens
• Roof covering in hand-made reconstituted slate or other or other

1.6  Structural floor and attic exposed or with ceiling

Heat and sound insulated floor construction comprising of:

• 60 mm Dry screed
